What documents do I need to apply for a home loan?

The documents needed may vary based on your financial situation, but gathering the following information can help keep your application moving:

Property information

  • A fully signed purchase and sale agreement, including any amendments or counteroffers

Employment and income

  • Names and addresses of all employers from the past two years
  • W-2 forms from the past two years and your most recent paystub
  • If self-employed, personal and business federal tax returns with all schedules from the past two years, plus a year-to-date profit and loss statement
  • Documentation for any Social Security, disability, pension, child support, or alimony income you choose to include

Assets and accounts

  • Official bank statements from the past two months for accounts being used for the down payment or closing costs
  • Recent statements for stocks, bonds, certificates of deposit, and other investments
  • Life insurance policy information if its cash value will be used toward the down payment

Liabilities and credit history

  • A complete list of outstanding debts, including loans, student loans, credit cards, and other balances
  • Additional documentation for any significant credit concerns within the past seven years, such as bankruptcy, foreclosure, repossession, or default
